Other Subtitles in Assassins Creed

No matter what options I choose, Assassins Creed (blue ray) always includes subtitles in the ripped file type ( avi, mp4 ).
If I set subtitles to off, the parts where other 'languages' are being spoken have no subtitles.
If I set to use English and to display only forced.. subtitles are though out the whole ripped movie.
I've tried the only two that are the actual movies.. (en 7.1 and the AC3 version). If I remember right it's chapters 800 and 850.

Can you please advise?
