After burn is finished. I find that only part of the media is burned. It will play but stops after a short period, which seems to match the amount of burned area. I repeat the burn process and everything OK. I suspect its a DVD Hardware probem. Anybody ever see the same thing?

Yes with hardware that is on it's way out.

Have you inspected the burn log to see if there are any errors?

If there are not any, I would suggest that your burner is definitely dying.
