Error when creating DVD with subtitles

Hello, I have problems creating DVD - upon starting it will straight away give this error:
Error = control module_subconv_base module subconv create error

Upon research, the problem appears to be the same as the one in this thread: http://forum.dvdfab.com/showthread.php?p=147910

The person in that thread realized that upon removing the subtitles from video content, DVD creation will work. I've tried it and it works too, however I really need my subtitles to be included. Please advise on the problem and solutions. Thanks!

I discovered that if I "clean" the disc with my hands then the error goes away. I think its the oil filling specs.
