Unable to open disc once again ( Urgently)

I met the same problem again, when I inserted the blue-ray disc on F drive, then open DVDFAB to make the soft copy. However, the pop-up window " Open Blu-ray source: F:\ [THE Viral Factor]... keep running, it seems DVDFAB cannot decode the movie. I've cleaned up the disc before insert into the ROM.

I need to return this rented disc in two days later. Could you please look into it urgently? I've attached all necessary files for your investigation.
