LOTR - Return of the King - read errors

Having issues trying to copy this Blu-RAY. It is giving read errors. The disk looks good and no scratches or anything.

I have attached a log file. Can you guys validate if there is some kind or protection that is giving the read errors?

Any updates on this disc? I tried the new DVDFab that came out the other day and it is still giving issues.

I exchanged the disc for a different one and this other one works.. Not sure if the disc is bad or something with this version of the release.

Disc with graphic on front - works
Disc with no graphic on front - fails
