Lord of the Rings disc read issues

Has anyone else run across an issue with unlocking (or even getting Passkey to start) Lord of the Rings: The Fellowship of the Ring Special Extended Edition DVD? I tried the first and second disc. Everything seems to lock up when inserting the disc, even after re-installing and restarting (v8.0.1.8). The properties say "No Disc Inserted" but every once in awhile the mouse cursor will have the Disc next to it like it is reading it.

Please install DVDFab Passkey8.0.1.9 beta at

start up DVDFab Passkey firstly, then load the disc "Lord of the Rings" , after several minutes, open Settings/Info, check if you can get the details of this disc.
