"ANT MAN" Blu-Ray | Problems

Having issues trying to Rip this disk. Just wanted to let you guys know so you can check it out.
First I got a notice that there was new encryption. Then when I tried to rip the disk to HDD I got a read error.
Now I get a read error every time. I've tried other disks to be sure it wasn't my drive.
The disk plays fine in a 'regular' Blu-Ray' player but couldn't open it with DVDFab Media Player 3.
"DVDPassKey encounters a reading error"
"Please clean or exchange the BluRay disk and try again"
