DVDFab v12.0.9.6 (Win) [Solved] Cant' turn off hard coded subs

Just purchased DVDFab 12 and am trying to rip the movie Tremors to my hard drive. The process completes successfully and the quality is fine EXCEPT that when I playback the movie the subtitles are hard coded (burned) into the video. I have looked everywhere that I can think of in DVDFab "settings" and I've searched Google for way to stop DVDFab from burning subs into the video but so far no joy.

Can anyone tell me how to stop DVDFab from hard coding (burning) subtitles into the ripped video?
