BD Ripper (3D Plus) Getting Unknown Error when reading Rental Blu-ray's

Getting:

An unknown error occurred.

Please check if there is a new version at DVDFab website.

I'm using v8.1.6.1.

Getting this error when reading The Hangover: Part II and Cowboys vs Aliens. These are both Rental versions. Work ok with Monster House (not a Rental version).
